The Vision

We are reimagining the northeast corner of Jane Street and Marshlynn Avenue. The vision for this property is to introduce two new buildings (12-storeys each) along Jane Street, to the north and south of the existing purpose-built rental building. These new mixed-use buildings will include ground floor retail uses, and a total of 248 new rental units ranging from 1 to 3- bedroom suites.

Streetscape improvements, including landscaping and a plaza along Marshlynn Avenue, will provide the entire community with a more enjoyable public realm experience. The connectivity through the site will be improved, with new mid-block pedestrian connections and a reduction in access points for cars to improve safety and improve efficiency. The existing ramp to the underground parking will continue to service all three buildings in the future.

Deliver a range of new
rental housing options

The proposed buildings will include new rental housing supply in a range of bedrooms and sizes to accommodate a broader range of residents in a neighbourhood that is evolving into a more urban, mixed-use community.

Reintegrate Retail

A portion of the existing commercial space in the plaza will be retained, and new pedestrian-oriented retail is proposed on the ground floor of both new buildings. All of these spaces will ensure that a diversity of services continues to be offered on site, for both tenants and the surrounding community.

Improve the streetscape and connectivity

The proposed buildings will allow for reinvestment in the public realm, and the streetscape will include updated landscaping, new lighting and street furniture. Maintaining the existing ramp to underground parking and removing one of the vehicular access points on Marshlynn Avenue will improve safety and vehicular flow.

Increase amenity space for existing residents

The proposal allows for the opportunity to secure improvements to the existing 1755 Jane Street building, which will be determined in consultation with residents. These improvements are envisioned to include a new bicycle storage and repair room, and an internalized garbage storage room.

Current Site

The site is located at the northeast corner of Jane Street and Marshlynn Avenue in the Rustic neighbourhood. Currently, it includes two detached houses at the north end, and a 14-storey purpose-built rental building and commercial plaza at the south end. The existing rental building and a portion of the existing commercial space will be retained.

FREQUENTLY ASKED QUESTIONS

Why are you developing additional buildings on this property? 

We believe that Toronto and the GTA needs more rental housing and that locations such as Jane and Lawrence, which are in close proximity to GO/UP service at Weston Station, are the ideal place for infill development and an environmentally sustainable choice. Provincial and local policies guiding development in the area support this as well.

Can redevelopment on this property start immediately?

No. Multiple approvals need to be in place before we can begin any work on the proposed development. We are at the beginning of the process, and the City of Toronto staff will review the application before City Council makes a decision.

Will the proposed development happen in phases? 

If approved, the development will likely be phased. Construction of the north building is anticipated to occur in Phase 1, followed by the construction of the south building in Phase 2. This phasing is subject to change, and we will provide updates as the review process continues.

What will happen to the businesses in the commercial plaza? 

Nothing changes to the commercial plaza today, and tenants can continue to operate their business as usual at this time. The commercial leasing team will keep an open line of communication with all tenants and are available through the process to discuss matters regarding their lease.

How will you address potential construction impacts? 

It is important for the project team to mitigate the impact of construction activities on existing tenants and the surrounding community. A comprehensive Construction Management Plan will be required to address impacts as part of the City’s approval process and will be submitted to the City at a later stage.

How will you address concerns about vehicle movement and safety? 

The site is currently served by three vehicular access points, two of which are located on Marshlynn Avenue. Reducing vehicle access to just one location on Marshlynn Avenue and moving it further away from the intersection will improve movement and safety for all.
